There are numerous services that Permit Source offers to the smaller sized local real estate owners property developers, and businesses. It may not be practical or financially feasible to have full-time staffing to manage construction projects, plan review, tenant co-ordination or the permitting process. We offer any or all of these services tailored to meet your needs. If you have a new project in the planning or design stage, we can research the permit costs involved in the project. If you are a small business owner, we can help with acquiring your Business Tax Receipt or Certificate of Use. We can work with your architect and/or engineer in creating the construction documents and permit application submission packages. We can qualify bids. Co-ordinate your tenant's construction with your base building construction. You can pick and choose those services that meet your specific needs.
We can also offer the same services to the national developers and national retail or restaurant chains.
offers consulting services for the small do-it-yourself property owner that is trying to get a building permit for a fence, or other minor jobs that don't require a licensed contractor, but do require a building permit. We can advise you on the types of building permits needed for your project, and assist with compiling the proper documents for the application package. Applying for a permit as the Owner/Builder may require you to prove that you a qualified to perform the work. A test may also be required by the building department, and typically the Owner is required to be actively involved in the process and legally liable. We can advise you, but we do not offer permit application services in this situation. The Owner/Builder permit is for the "do it yourself" craftsman, and we believe you should do it yourself. We only offer open and expired permit processing services to home owners and that is done on a case by case basis.
Bank Owned Properties
With today's current housing market and the increased number of foreclosures, the demand for property preservation services on bank owned properties has sky rocketed. Permit Source can supply services to close open/expired permits and legalize illegal construction. In most causes the illegal work will need to be removed, but when is cost effective, we can legalize and permit the work that was done without a permit, or the illegal construction. Even the process of removing the work done without a permit will require a permit. We work with architects, engineers and contractors to produce the required documents to legalize the work or close open/expired permits. If you need property preservation services, we work with several contractors that can perform repairs and maintenance on bank owned properties.
Our reasonable rates for the above services are as follows:
If you are a new business and need a Certificate of Use we offer a rate of $75.00 plus municipal fees.
We charge an initial base rate of $100.00 for a trade building permit. Examples of these types of permits are fences, driveways, impact windows, awnings, re-roof, demo and signs. This includes permit application and package review, permit submittal, acquiring a process number, progress tracking, pick-up upon approval and delivery. We include contractor registration at no charge. Permit Fees charged by the jurisdictional building department are additional. Your completed permit application is typically submitted within 24 hours of pick-up.
Other services which may be additional:
- Application or package preparation.
- Corrections, required by the municipality, to Client prepared submissions.
- A travel charge will apply to any muncipality outside of a 30 mile radius as indicated on the map on our main page.
- Recording a Notice of Commencement, if required is an additional $10.00 plus the required recording fees.
- A service charge will be applied to any permit fees paid on behalf of the Client.
We charge an initial base rate of $250.00 per for open or expired permits. This includes permit application and package review, permit submittal, acquiring a process number, progress tracking, pick-up upon approval and delivery. Permit Fees charged by the jurisdictional building department are additional. Engineering is additional. Other service include submitting the required completed forms and plans for review, acquiring a process number, registering contractors as needed, coordinating any comments and corrective actions, and after approval, picking up your job site plans, permit and returning everything to you.
Single Family and Commercial Interior Renovations - The rate for permit processing is $250.00, which includes one set of corrections.
For multi-level or multi-residential, office and Commercial projects over 3,000 sq. ft. we will determined the rate after project assessment and evaluation.
Custom services such as Permit cost analysis, inspections, open permits and project management will be at an hourly rate plus expenses. Principal is at $75.00 per hour and associate is $50.00 per hour.
Walk-throughs requested by the Client, or the Municipality will be at an associate hourly rate.
All permit applications for the City of Miami or the City of Miami Beach requiring a walk-through, will be at a half-day rate of $150.00 for each day required.
All permit applications requiring DRC or CAB review will be at an associate hourly rate.
We do not do Owner/Builder permits, but we offer the home owner consulting services to assit in completing the permit package at an hourly rate of $50.00 per hour. We only offer open and expired permit processing services to home owners on a case by case basis.
